Walker Realty and Investments offers "turn key" vacation rental management services for property owners looking to maximize revenue on their property while giving them flexibility to use the residence when they please.  In many cases, this revenue exceeds what they could obtain on a yearly, seasonal, or monthly tenancy with limited responsibility and risk.  Prime residences for vacation rental opportunities include single-family homes and estates, condo-hotel residences, townhomes, and condominium communities with minimal rental restrictions.

Reservation and Booking Services

  • Direct communication with all potential guests and price negotiation for stay.
  • Manage all bookings including owner stays.

  • Booking and payments made through "ReservationManager" service.  This service allows us to communicate directly with guest, manage leads, send invoices, execute necessary disclosures and agreements, receive payments via credit card, debit card, check, or transfer, issue receipts, issue refunds if necessary, and provide accounting of all funds.

  • Offer guests and owners damage protection policies through "ReservationManager" starting at $39 for $1500 of damage protection coverage.

  • Inform owners of incoming guests and make arrangements with all parties for an efficient and pleasurable "arrival and departure".

Property Cleaning, Inspections, and Stocking of Residence

  • Coordinate cleaning services after all guest stays.
  • Coordinate contractors if service is needed within residence.

  • Inspect property on a regular basis to ensure all contractors are performing duties as expected, check for damage, and make recommendations to owner for preventative maintenance.

  • Restock unit as necessary with linens, toiletries, cleaning products and other necessary items for not only guests but contractors. 

Accounting

  • Revenue updates to owner over any given timeframe
  • Receivables and payables

  • Upcoming bookings and scheduled payments

  • Anticipated revenue

  • Vacation Rental performance updates

Communication

  • Open lines of communication with owner at all times.
  • Discussions on marketing strategies, pricing, and performance reviews.

  • Both owner and manager recommendations for improved performance.
